Il fondo KREF2 (“Kervis Real Estate Fund II”), gestito da Kervis Sgr, ha perfezionato l’acquisto di un immobile attualmente a uso uffici in via Tortona 37 a Milano, per una superficie lorda complessiva di 9.000 mq.
L’immobile in questione è stato realizzato nel 2009 secondo i più alti standard ambientali tanto da ottenere la certificazione BREEAM in Use Good. Le peculiarità tecniche dell’immobile, quali le unità strutturali a doppia altezza, rendono Via Tortona 37, adatta anche per una potenziale riconversione residenziale.
I cinque edifici sono disposti a corte su un giardino dal cuore alberato e prevedono un riutilizzo del territorio, con un’architettura a basso impatto ambientale, adottando tecnologie in una logica avanzata di efficienza energetica, che trova il suo punto di forza nel condizionamento dell’aria basato sullo sfruttamento geotermico, nell’utilizzo di pannelli radianti e nell’attento studio dell’involucro esterno.
l progetto, il quarto investimento di KREF2, prevedrà un profondo intervento di conversione dell’intero complesso in unità abitative finalizzate alla vendita, in continuità con la strategia del fondo che intende realizzare investimenti per 300 milioni di euro a Milano.
