Behind this surge in buying and selling is the so-called “Olympics effect“, which has helped to increase the demand rate exponentially, so much so that it has reached a +73% from 2019 to the first half of 2022.
Immobiliare.it Insights, group company Immobiliare.it in collaboration with Luxuryestate.com, has decided to investigate this curious phenomenon, noting that yes, the growth in demand has developed exponentially but that this, at least for now, it did not imply a significant increase in the prices of luxury houses.
The survey analyzed many Italian real estate realities, but, as far as the mountains are concerned, some excellences emerge such as Cortina e San Vito di Candorin Veneto, San Martino of Castrozza e Canazeiin Trentino, as well as villabassa in Olang, Bressanone, Selva di Val Gardena, Nova Levante andRenon plateau in South Tyrol.
“In recent years, one has emerged villas weight loss, compared to apartments, increased by up to 7 percentage points”, explains Immobiliare.it Insights. “Data from the offer indicates a shrinking luxury market: the value of the properties offered has decreased by 11% compared to the beginning of 2019, and even by 14% compared to the end of 2021″.
According to the survey, in Cortina the price per square metre varies by 11.800 13.400 in euros, while the average price of a 140 square meter accommodation is around two million euros; another interesting detail concerns the houses themselves on offer in Cortina: in fact, they are often restored or rebuilt, and never new.
